Property maintenance tips when selling your home

The WA property market is running hot, and many West Australians are taking advantage of housing demand and selling up.

Before listing your home for sale, there’s a few things you need to do. Enlist a good agent, plan where you’ll next be moving to – and of course, get your home and garden looking its best.

For the real estate photos to look immaculate and for your house to make the best first impression on buyers, here’s a few areas you’ll want to pay attention to.

Kerb appeal

Imagine you are a prospective buyer driving up to your house. What do you see? Are the gardens looking a little tired? Are there dead patches in the lawn? Does your fence need attention?

Kerb appeal is so important, and the good news is that it doesn’t take much effort to get it looking amazing. Pull some weeds, add some mulch, and replace or reseed the lawn. Call in an expert for any construction or maintenance on fences and walls and have your driveway and paths pressure cleaned to look as good as new.

The heart of the home

There’s no doubt the most important room of any home is the kitchen. This is the area that buyers will spend most of their time looking at during home opens. If your kitchen is outdated or damaged, installing a new kitchen will add instant value to the home and ensure you get the most you can in your sale.

If an entire new kitchen is not in your budget, consider doing some of these things:

  • Painting walls.
  • Upcycling existing furniture.
  • A makeover for your cabinet doors.
  • Putting in a new benchtop.
  • Painting a tiled splashback.
  • Refresh your lighting.

Watch your step!

Something you probably don’t give much thought to while you’re living in the house is the state of the floors. But take a critical look because buyers will notice them! Do your tiled floors need regrouting, or even just a good clean? Can you afford to replace carpets to instantly freshen up the home? Installing new flooring or getting someone in to do maintenance on your existing flooring, is a worthwhile expense to get the most you can from your sale.

Attention is in the detail

You’ve lived in the home for many years, and you probably no longer notice the little flaws. But now is the time to pay attention. Fix chips in walls; clean windows inside and out; clean, repair or replace light fittings, curtains, and blinds; and give the walls and ceilings a fresh coat of paint.
